HEUSTON SOUTH QUARTER

AOL has been occupying 25,000 sq ft in the development's landmark Brunel office building for about five years.

Below is a commercial description of the HSQ. I do have some friends who did live in the complex and they like living there.

Note: My understanding is that the complex will not now include a hotel.
Note: I take issue with parts of commercial developments being described as ‘Public Spaces’, I suspect that this looks good when applying for planning permission. Such areas often begin by appearing to be public [as defined by the property owners] but over a period of time access becomes more and more restricted.

A new urban scheme containing a mix of living, work, culture, retail, hotel and community uses to form a pedestrian-scaled city quarter. The central square which was designed in collaboration with Jan Gehl acts as a memorable urban space day and night. Smaller public spaces are landscaped to provide a variety of distinct environments and offer intimate sheltered areas for residents and workers.

Apartments enjoy a high standard of spatial design: dual aspect, optimum orientation, generous provision of storage and private open space, shared roof gardens. Five universally-accessible apartments and live-work units are included in the scheme.

To create a sustainable development, the largest biomass plant in Ireland was installed within the Brunel Building to provide heating and hot water to apartments, with capacity to serve all uses. Excellent Sedum-planted roofs are used within the scheme and office buildings incorporate triple-skin glazing and are achieving performance equivalent to BREEAM Excellent. Extensive use of prefabrication and off-site construction used helped reduce the carbon footprint and accelerate the programme.
